Retail interiors, office buildings, and mixed-use developments at scale. Our commercial work spans large-format retail to corporate headquarters — always led by operational logic and built to last a decade of heavy daily use.

Understanding the brief in full — programme, constraints, timeline, and budget reality. We visit the site before drawing a single line. What the land allows shapes what the building becomes.
Schematic drawings, massing studies, and concept boards. We present two or three strong directions — not a hundred options — and refine one together until the idea is clear and you own it.
Detailed drawings, structural and MEP coordination, material selection. We resolve the building fully on paper before any work breaks ground — reducing site ambiguity and costly late-stage revisions.
Handling CMDA, local body, and fire clearances in-house. Tender documents and contractor selection — we prepare the BOQ and evaluate bids so you are not comparing apples to oranges.
On-site presence through construction — weekly inspections, contractor coordination, and deviation control. The building that gets built should match the building that was designed. We stay until it does.
Rayan Ibrahim Architects is a Chennai-based practice founded on the premise that good architecture is first a discipline of listening. We are not a studio that forces a signature aesthetic onto every project. We are one that asks what each brief genuinely requires — and builds that, rigorously.
Over sixteen years, we have completed work across four distinct sectors — schools, commercial, residential, and industrial — in Chennai, the NCR, and Maharashtra. Our projects range from 1,500 sq ft private residences to 1,85,000 sq ft institutional campuses. Scale does not change our standards.
The studio operates as four sector practices under one roof, each led by a partner with specialist experience. Clients deal with the person accountable for their building, from brief to handover.
